1997-2001
Assistant Manager, Build to Suit
Free-Standing, Big Box Retail Development
Commercial Net Lease Realty, Inc. (Now National Retail Properties, Inc.)

In addition to providing management support to the Development Team, was responsible for scheduling and coordinating the due diligence process (investigation of all the salient facts affecting a proposed project), including geotechnical and environmental services, civil engineering and architectural design, and the permitting process. Also responsible for coordination of project startup, including assisting in preparation of reports, including projected development budgets and project information to be presented to CNLR project approval committee, land closing, and the construction loan process. Daily tasks included extensive telephone and written contact with the retailer (client) and all the above listed consulting professionals, monitoring purchase orders, invoices, and project costs. Meeting with peer review engineers (in the event of a contamination issue), tracking development schedules, coordinating team meetings with above listed professionals, traveling to job sites and meeting with local authorities to assist in procuring necessary permits for construction of projects, and monitoring all consultants’ insurance coverage. In this position, consistently met or exceeded company, team, and personal goals as set by Development Team Manager and CNLR Team Vice President.

1989-1996
Property Manager/Leasing Agent
Winter Park Executive Center

Sole professional employee of leasing and property management office handling four office buildings and one warehouse property. Supervised off-site receptionist/central services secretary and two maintenance technicians. Responsible for all office activities including leasing, resolving complaints, property maintenance, accounts payable and receivable, contracting with vendors for building services, monitoring lease schedules and renewals, and maintaining approximately 100 separate tenants’ trust and approval in providing them a quality office space product in which to conduct their businesses. Was an authorized signatory on office bank accounts. Maintained high occupancy rates and performed all rent collection activities. Reported directly to owner of buildings, Homer N. Allen.


1988-1989
Commercial Office Building Manager/Leasing Agent
Helling Realty and Investment Company

Office building manager for 25,000 square foot office building in Winter Park, Florida. Trained and supervised receptionist and assistant manager. Responsible for leasing and management, qualifying prospective tenants, supervising building maintenance, including contract services and related payables. Duties also included rent collection, negotiating leases, making legal arrangements for leasing activities, bank deposits, and preparing various status reports in a timely manner.

1987-1988
Manager

Employed by VACO in Orlando, Florida. VACO rented furnished homes and condominiums on a short term basis to executives relocating to the Orlando area. This was a new division of the company. Position required cold calling to acquire an inventory of properties to offer clients. In three months produced a sizeable list of properties willing to lease on a short term basis.


1986
Assistant Manager
Royal American Properties, Tallahassee, Florida

Position in a new apartment complex in Tallahassee. Joined team during construction phase of complex. Involved in pre-leasing apartments, obtaining bids on office equipment, ordering supplies, leasing apartments, preparing lease status and marketing survey reports and handling customer complaints.
